GPS KC - Construction Management & General Contracting Services
Safety is at the core of every successful project. At GPS we put safety first, everyone deserves to go home safe each day. We will kick off this key initiative by integrating our EHS program with our clients, creating a project specific safety program that fits the needs of the project/customer, then execute the program with the highest degree of accountability & reporting.
At GPS, we strive to make the pre-construction efforts collaborative with the owner and design teams. We will support early-stage programing and conceptual budgeting, give ongoing feedback on constructability, create accurate milestone schedules to assist in the planning/phasing of the project, and are well versed in identifying and purchasing long lead equipment. You can have confidence that your project will focus on communication and get you the best value for each dollar spent.
Our team will approach this effort with a primary goal of providing added value to the project that far exceeds the cost and effort. This value can be created in various ways including enforcing strict variance control during design, improving install means & methods, or finding value in design detailing, all leading to direct cost savings. Value can also be found in clash detection using 3D modeling to minimize field change issues, shortened schedules and expedited equipment deliveries, or improving quality and safety of the work.
Our innovative process combines a ‘boots on the ground’ approach with the latest available technology, tools, and software to create a seamless, well-coordinated, and value add outcome for our customers.
We are experts in managing the entire design and construction process and have the bonding and insurance capacities to hold subcontracts (CM at Risk). Our support begins with pre-construction efforts and will continue into construction and finish with commissioning and closeout efforts. We can also provide staff augmentation services and provide agency CM staff to fill a void in a customer’s project team.
Our GC services can be customized to fit your needs. We can provide a traditional hard bid, lump sum GC approach or we can provide more of a hybrid and include needed CM activities and pre-construction support. We can utilize several contract agreement methods not limited to Lump Sum, Cost Plus, Cost Plus w/ a GMP, and can incorporate shared savings programs as well.
In a Design-Build project delivery system, GPS is the primary point of contact for the customer under a single contract. GPS will work with our clients to identify their needs, then lead the RFQ design team selection process, to ensure the right architect and engineering groups are selected to the team. GPS can bring our own relationships with A/E firms or we can work with client preferred ones as well. GPS will manage and own the entire process, ensure the design process is extremely collaborative and visible from programming throughout Construction Documents (IFC), while ensuring the client is fully knowledgeable and involved in all critical decisions being made throughout the project’s design and construction. We will utilize all our tools to ensure a successful project is delivered on time, within budget, with a focus on quality and safety. This truly is a one stop shop for project delivery.
Role: CM Agency
Project Description:
Retrofit in an active pharma production facility.
GPS oversaw the conversion of existing space into a new process line for a product which treats severe acne. The process was relocated from another site to relieve an emergency outage. Major challenges included availability of qualified subcontractors and an antiquated safety and quality culture. The project featured custom cleanroom doors, pass through chambers and utility stations as well as high performance floor, wall and ceiling coatings. This was a GMAX project with Liquidated Damages. The project was brought in on time and within budget.
Role: CM at Risk - Lump Sum
Project Description:
Complete demolition of a legacy process line and installation of two new, high capacity lines in its place.
This was an extremely challenging project with lofty goals in terms of budget and timelines. Various equipment and process startup / commissioning efforts were integrated and the jobsite was saturated with tradesmen. Sequences were thoughtfully planned as work amongst multiple trades was all moving at a grueling pace. The Work was completed around GMP operations without interruption. Custom equipment vendors carried the design of their own systems; GPS helped integrate the custom engineering with facility/MEP design by CRB group. 3D modeling was used in order to reduce conflicts and prevent delays. The project timelines were met in the face of uncertainty and crisis, brought on by COVID-19 and associated concerns.
Role: General Contractor - Lump Sum
Project Description:
Renovation of lab equipment, fixtures and furnishings.
GPS is providing turn-key services including procurement of lab casework and hoods, construction execution and support for re-commissioning of the lab space. GPS is self performing equipment handling, plumbing, HVAC & electrical work to upgrade existing systems. This work is being done in multiple phases to prevent interruption to critical lab activities. Budget constraints prevented this projects' initial approval, however GPS was able to work with management, end users, and vendors to carefully plan a phased scope that allowed the project to get underway under a reduced budget.
