Lead Admin / Controller / Office Manager

Full Time Position (Can be flexible with hours)

Lee's Summit, MO

(listing close date 6/25/21 with anticipated start date of 8/1/21)


GPS KC is a construction management & general contracting company in Lee’s Summit, MO, with home base support in Waco, TX.  This role will report directly to the KC executive team and work based out of our newly renovated office space in Lee’s Summit.  This role will support daily office operations, playing a fundamental role in the company and its success. 


Responsibilities

  • Administrative duties, scheduling, executive support
  • Daily office management of resources and accounts 
  • Maintain sales databases, mailing lists, current licenses, and contracts
  • Communicate with our insurance & bonding company as necessary
  • Support project set up and project closeout procedures
  • Support accounting with bookkeeping, tracking transactions, posting to accounts, processing payments, invoicing 
  • Act as liaison with IT support and office technology
  • Help with drafting and executing contracts and purchase orders with vendors 
  • Manage and report on Accounts Receivable, process transactions, collect payments, maintain records (works with accountant)
  • Manage and report on Accounts Payable, process transactions, post check run reports and prep executive team for outgoing payment execution (works with accountant)
  • Help with various Account Management, develop relationships with vendors, customers, subcontractors, and answer general business inquiries 

Qualifications

  • 3-5 years of proven experience as an Office Manager, Administrative Assistant, Bookkeeper and/or Contract Specialist, preferably in the Construction Industry.
  • Experience with MS Office suite, Teams, email scheduling tools, office technology, etc.
  • Ability to work as a team member, must have excellent written and verbal communication skills
  • Ability to learn new skills, systems and programs quickly and then train others
  • Strong organizational and time management skills, ability to prioritize work and multitask
  • Hands on experience with office machines and technology (e.g. printers, fax machines, routers)
  • Bachelor’s Degree preferred; High School Degree plus additional qualifications as Admin in Construction Field also considered 
  • Knowledge of general construction trades, general contractor, bookkeeping and office management

Construction Superintendent

Full Time On-Site Lead

Lee’s Summit, MO (light travel to job sites)

GPS KC is a construction management & general contracting company in Lee’s Summit, MO, with home base support in Waco, TX.  This role will report to and work directly with the Project Management team.  The Construction Superintendent is responsible for overall success of a construction project. The role is responsible for managing subcontractors, upholding a safety 1st attitude and safety program, heads up quality control and assurance in the field, provides outstanding customer service, is a team leader, and has to be a lead contributor for project scheduling, quality and safety protocol.   


Responsibilities

  •   Participate with management in preparation of the Project Execution Plan, schedule of construction activities, manpower, and construction equipment requirements
  • Provide input into the preparation of job reports to accurately reflect actual costs/progress
  • Control the project to meet plans, specifications and schedule to produce projected profit
  • Inform management and subcontractors promptly of any construction schedule changes
  • Supervise craft superintendents to meet construction schedules
  • Ensure that adequate craft manpower is provided as required to meet construction schedules
  •  Coordinate equipment receiving, rigging, and setting
  • Review all requests for change orders with the Project Manager to assure adequate provisions for direct costs and time extensions are properly documented and promptly submitted
  • Supervise craft superintendents to ensure proper utilization of labor, material, and equipment
  • Participate in project kick-off meetings with skilled trades & local code enforcement jurisdictions
  • Coordinate with city planning for all permit inspections and approvals 
  • Provide critical input to team for regular client updates to keep them informed of progress
  • Read, interpret, and understand civil, structural, architectural, mechanical, electrical, and plumbing drawings & scopes of work in the field
  • Ensure adherence to the company’s safety program in all phases and areas of the project

Requirements

  • 5 + years of superintendent experience 
  • Mechanical/Electrical background a plus 
  • Experience managing multiple building trades including civil, structural, mechanical, electrical, plumbing and carpentry 
  • Excellent planning and problem-solving skills
  • Great communication skills and ability to adjust for various “audiences” 
  • Effective verbal and written communication skills
  • Ability to build and maintain effective relationships with clients and subcontractors
  • Completion of OSHA 30-Hour Safety Course will be required if not already certified

Construction Engineer/APM

Full Time Position (Field & Office)

Lee’s Summit, MO

GPS KC is a construction management & general contracting company in Lee’s Summit, MO, with home base support in Waco, TX.  This role will heavily support and report directly to the Project Manager and work based out of our newly renovated office space in Lee’s Summit.  This role will integrate into the project team, administer, and organize projects, taking ownership of project controls and focus on quality.  Ideal candidate will have extensive knowledge and experience with project workflows and document control including RFI’s, Submittals, scheduling, change order tracking, and knowledge of subcontract and purchase order execution. This role will also support field coordination and communication with the site team, superintendent, and subcontractors.   


Responsibilities

  • Prepare comprehensive action plans, including resources, timeframes and budgets for projects
  • Coordination of schedule, tasks and risk management
  • Administrative duties such as preparing meeting notes, recording minutes, and financial administration
  • Project documentation, project reporting, tracking and forecasting
  • Provide excellent customer service, collaborate with clients and internal teams
  • Administration of request for information (RFI), submittals, change orders (CO), shop drawings, submittals, etc.
  • Take on PM duties as available, grow into a PM role within 2 years.  
  • Develop and issue project status reports, monthly client reports, internal reporting
  • Lead closeout and turnover process
  • Lead/support punch list work at project close
  • Support PM & Super with duties related to city permitting processes, inspections, etc.  
  • Support proposal efforts, estimating takeoffs, and other pre-con functions during project pursuit

Qualifications

  • 2-5 years of relevant, technical experience as project engineer within engineering & construction projects
  • BS in construction management or engineering degree required  
  • Understand technical language, ability to read and comprehend plans and specs.  Knowledge of all CSA and MEP disciplines a plus
  • Theoretical and practical project management and project administration knowledge
  • Experience with MS Office suite including Project and Teams
  • Ability to work as a team member, must have excellent written and verbal communication skills
  • Strong organizational and time management skills, ability to prioritize work and multitask
  • Understand and able to quickly learn PM software such as Building Connected, Plangrid, Autodesk Build suite, and other tools required of the trade

Construction Project Manager

Full Time Position

Lee’s Summit, MO

GPS KC is a construction management & general contracting company in Lee’s Summit, MO, with home base support in Waco, TX.  This role will report directly to Operations Director and work based out of our newly renovated office space in Lee’s Summit.  The right candidate will lead efforts on project pursuits and proposals, project planning, scheduling, budgeting, and overall execution. 


Responsibilities

  • Leads project from estimate through close out documentation.
  • Manages delivery of individual projects and holds primary responsibility for achievement of cost, schedule and quality objectives.
  • Develop and maintain project budgets, master schedule and procurement strategy.
  • Own and manage project safety programs.
  • Control scope, cost, schedule, cost and quality.
  • Oversees activities of Project Engineers, Construction Manager and Site Superintendents on assigned projects.
  • Negotiate and execute prime contracts, CM contracts, subcontracts, and change orders.
  • Analyze and approve internal and external reports including project scheduling, budgeting, cash flow forecast, and project status reports.
  • Develop new and manage existing client relationships while interfacing with the client for proposal and project related items.
  • Assists in the development of best-value construction solutions in collaboration with the A/E, GC and Owner
  • Plans, sequences, and schedules the project with input from the superintendent and subcontractors. Manages the project schedule, conducts job site meetings and prepares updates and reports.  

Qualifications

  • BS Construction Management, Engineering or equivalent experience required 
  • 5 + years of construction project management experience
  • Successful track record planning, leading and safely executing construction projects
  • Seller/Doer attitude
  • History of successful and profitable project execution
